Sustainability Statement
The Proposed Development will be reviewed against national, regional and local sustainability policy objectives. Key features include:
- high standards of design and considered building layout in relation to energy efficiency
- improved access to jobs, health, location, shops, leisure and community facilities
- promoting the more efficient use of land
- reducing the need to travel: accessibility by public transport, walking and cycling routes
- efficient use of natural resources and measures to reduce the potential for pollution
- the consideration of ecological features and landscape planting
In addition, we will consider the following initiatives for the construction phase:
- designing for minimum waste
- minimising energy in construction
- adoption of policies and systems to manage environmental impacts positively
- adhere to the Considerate Constructors Scheme code of practice covering the environment, workforce and general public

Encouraging sustainable travel
Sustainable Urban Drainage Systems
The proposed mixed use development is located within an area identified as being at low risk of fluvial flooding. In accordance with current Environment Agency guidance, surface water flows generated by the development shall be managed by the use of Sustainable Urban Drainage Systems (SUDS). Proposed SUDS mitigation measures will include infiltration basins, soakaways, and permeable pavements.
The application of SUDS, provide other benefits. These include:
- re-charge of the water table
- opportunities to enhance bio-diversity by incorporating drainage elements into the landscaping
- ensuring flood risk is managed in a sustainable manner
Energy Performance Certificates (EPCs)
This development will be designed on the basis of achieving high levels of energy savings in order to achieve good ratings in the required EPCs. Occupiers are increasingly aware of the need to conserve energy and at the same time benefit from real cost savings offered by energy efficient sustainable developments. |
