BroadLand Gate Business Park will offer essential on-site amenities which are crucial to attracting and retaining employers and employees. Being located in an already established business area, it will provide a range of new high quality employment opportunities across a number of business sectors.

King Sturge, the UK’s leading business park specialists, were commissioned to undertake a detailed study of the Norwich market and their report concluded that “the provision of on-site amenities is seen as a crucial factor to the viability of Business Park schemes and their ability to attract and retain both employers and employees... furthermore accessibility to amenities on foot is preferable, reducing the need to leave parks during lunchtimes and reducing traffic levels.” Broadland Gate will contain restaurants, cafés, a hotel, conference centre and spa, local retail and leisure facilities which will be needed to support this vibrant business community whilst not competing with existing retail centres.
 
 

Commercial Zone –

consists of the prime business accommodation to the north and east of the site. It will provide first class, flexible business space designed to meet the needs of the modern employer, much of which has been lacking in the Norwich office market due to a historic lack of speculative development. Uses could range from small serviced offices through to large scale enterprises, along with the scope for the provision of small warehouse units. It is anticipated that buildings will be no higher than three-storeys clearly identified and set within their own landscaped areas.
Gross External Area (GEA): 42,000m2

Community Zone –

comprises serviced apartments specifically for the existing and proposed business community, a medical centre, and facilities such as a crèche.
GEA: up to 7,500m2

The Business Village –

in the northwest corner of the site, this zone will be designed to create a service hub for both the BroadLand Gate Business Park and is positioned to enable the established Broadland Business Area to access its amenities, which will include shops, financial and professional services, restaurants, cafes and pubs/restaurants.
GEA: up to 4,650m2

Hotel & Leisure Zone –

sitting alongside the Community Zone in the southwest corner of the development, this zone will comprise a hotel, spa, conference and associated leisure facilities.
GEA: up to 9,100m2

Car Showroom –

consists of a car dealership, with prime highway frontage to the southern boundary of the development.
GEA: 1,200m2


The scheme has been designed to ensure that the existing residential properties within the heart of the site will be retained and integrated in the most appropriate manner.
